1. On the home page, click the orange “sell” button located under the title bar; wait for the new page to appear.
2. Account holders will be asked to log in.  Login If you are a new user, click the "Create an account!" text near the bottom of the Login box.  Fill in the empty text boxes and the ReCaptcha text box and click the "Create User" button. 
3. After the "my account" page appears, fill out any information you would like.  This information can help if you later decide to purchase HutHound yard signs.  Under the title bar "Contact Information", select the "Primary Role".  This selection will help load the correct page in the future when logging in.
4. Click the blue "my listings" tab under the "My HutHound" title bar.
5. Click the blue “post new listings for sale” button. Create Listing
6. Fill out all of the information you would like to share with potential buyers.  Note: Fields with * are required.
7. Your listing will receive a HutHound ID, automatically.

If you are currently using a realtor - you can also list on HutHound.  But - understand:

• The typical realtor uses an agreement that provides for compensation regardless of how your property sells.
• If you sell your property yourself - the typical realtor will still demand compensation.
• If you sell your property on HutHound (without the buyer using an agent) - the typical realtor will still demand compensation.
• Using HutHound is free (no fees collected from HutHound), but you are more than likely going to have to pay your current broker a commission if your property sells during the time of the active contract.  You are probably asking yourself - How can this be? - HutHound has been established to give more options to the Sellers and Buyers and not be forced to pay the full commission when the Seller sells the property without a broker's extended involvement
• Using HutHound will not cost you any more money and give you another opportunity to reach other buyers.

To save a listing to your “Favorites” list:

1. When viewing a listing, click the blue “add to favorites” button located just left of the listing picture.
2. You will be asked to “Login” or “Create an account!”.
3. After you have created a new account or logged-in, you can Click to view your favorites or Return to the listing.
4. To stay notified of any changes in your listed favorites, Click the blue text: "Click here to view favorites".  After the "My HutHound" page appears, you cna click the green "notify me" button located to the right of the thumbnail.   A new window will appear and ask if you would still like to be notified, click the blue "Yes" button.

1. Click on the "buy" button on the titlebar.  After selecting the location, price range, beds, baths and any other amenities, click the blue "Save Search" text located above the title bar for the individual listings found.
2. If you are not logged in  the login window will appear.  Login
3. If you do not have a HutHound account, click on the blue "Create an account" text near the bottom of the Login box.

1. If you would like to be notified of any changes to a saved search, go to My HutHound, click on the saved searches tab.
2. Find the search you would like to be notified of and click the green "notify me" button.
3. After the "Add Notification" window appears, click the blue "Yes" button.
4. You can also change the title of any saved searches.  To change the title, click the blue "change title" text located under the Date Saved title bar.
5. After the new window appears, type in the desired title and click the blue "Save" button.

The link to the Title Company will send you to a title company which can handle the entire transaction without the aid of an attorney.  Also, some people are not comfortable without an attorney watching the transaction. For all, HutHound recommends finding a real estate attorney from your area.

1. Login on the HutHound homepage; wait for your “MY HutHound” page to appear.
2. At the listing you wish to edit; click on the green "edit" button, wait for the "property add/edit" page to appear. 
3. Treat your listing page as if it were new. Make the changes and click the “Update” button.

Within "my listings" tab, each of your listings will have a remove button.  Click on that button.  A window will pop up and ask you some questions regarding your listing.  After inputting the desired information, click "Cancel Listing" button at the bottom of the window.

Go to myHutHound.  Go to the "my listings" tab.  Within the desired listing, click the "edit" button.  Scroll down to "Upload Pictures" bar.  Underneath that bar, click the browse button to search for your desired picture stored on your computer.  After selecting your photo, click open and you will be brought back to the upload section.  Click the "Upload" button.

1. The main picture should be the front (street side) or the featured side of your clean house.
2. The main picture should be taken on a nice day.
3. The main picture should show any special highlights that would make a potential buyer want to see more (mountain view, lake view, etc.).

You can upload seven pictures.

To upload a video, you need to have a "YouTube" account.  Go to YouTube.com.  If you have a YouTube account, log in.  If you don't have an account with YouTube, create an account and follow the instructions with YouTube.  After uploading a video on YouTube, the video should have a URL link.  Copy the URL link.  Return to your "property add/edit listing" page and scroll down to "Video" bar and paste the URL link in the text box available for the link.  Click update and your video is posted on your lisitng!

If there is a video associated with that listing, the video tab will be active (clickable) under the photos section of the listing.  Click on the "video" tab and the video will appear.  Click on the "play" button and watch the video.

1. Yard signs are extremely helpful. They will advertise your house to local people.
2. Yard signs are also used to help identify that the house is for sale. When a buyer is looking for a listing, the buyer will be drawn to your house because of the yard sign.

1. When a buyer is looking for a listing they have found on HutHound, a yard sign will draw them to the house, but a HutHound yard sign will let them know they have the correct house.
2. A HutHound yard sign will advertise your house like a real estate broker/agent’s sign would, but the HutHound yard sign will let buyers know that the sale price does not include the normal 6% realtor’s commission.
3. A HutHound yard sign also has an area the HutHound listing number can be posted on it so the buyer knows they are looking at the same house as on the HutHound website. This is also good in case a potential buyer is driving by your house and wanted more information. They could go and see your listing right on the HutHound website and see the all the details to your house without having to contact you directly.
